WHY DID WE NAME THE COMPANY "AGAPE"? |
Two Reasons: First, in order to publicly witness to our faith
and belief in God and Jesus as the Lord of our personal life. Second,
the word "Agape" is a Greek word meaning the highest form
of love or intellectual love, or doing the best thing for someone
else. It is commonly referred to as "God's love for mankind." Therefore,
Agape is our "Mission Statement and Purpose" -- to do the
best thing for the borrower and their circumstances. |

WHAT DO FICO SCORES MEAN AND WHY ARE THEY
SO IMPORTANT? |
FICO Scores were invented by a company called Fair Issac company.
Several years ago they looked at 30 separate variables on your Credit
Report and came up with a number between 200 and 950. They use extremely
complex algorithms (mathematical formulas that all inter-connect)
that are enormously related to time! These formulas are not made
public and no one can tell you how much any given problem or improvement
is affecting your score or improving your score! However, as any
problem gets further back in history, it affects your score less
and less. Therefore, it is possible that a $10.00 late payment (even
on a minor credit card bill) that is late in today's current month
may affect a score as much as someone else's Bankruptcy if that Bankruptcy
happened 4 or 5 years ago! Now remember, don't shoot the messenger
when we tell you your scores! Let us tell you our opinion of FICO
Scores. They stink! They are generated by a dumb computer that is
tremendously affected by the old principal of "garbage in -
garbage out." When you realize that there is close to a 50%
error factor on credit reports, you will realize that these scores
can have a MASSIVE effect on your life without you even knowing the
problem. That is the reason why we suggest to borrowers that we pull
their credit early in the mortgage process. These scores were originally
designed to be able to predict the future performance of the mortgage
being paid on time. When the mortgage industry did studies with large
numbers of mortgagees (over 100,000), they did seem to predict how
well the ENTIRE GROUP would perform, but not individually. However,
that is very little comfort to the borrower who has been turned down
by their local bank because of low scores due to INACCURACIES on
their credit report! If you have questions or problems on FICO Scores,
call us right away, because time is necessary to improve these scores. |

HOW DO I APPLY FOR A MORTGAGE AND WILL
IT COST ME ANYTHING? |
An awful lot of mortgage companies and banks will try to keep
their costs low by hiring GLORIFIED CLERKS OR TELEMARKETERS to answer
their telephones and give advice. At Agape Mortgage, we think that
is just plain WRONG! At other companies, the glorified clerks will
try to get you to put an application in right away and pay a $500
Application Fee for the "privilege" of applying to them.
At Agape Mortgage we NEVER have an Application Fee and first of all,
pre-qualify you to find out which is going to be the best mortgage
program for your circumstances. Our Loan Officers will ask several
questions, run the debt-to-income ratios (tells you the maximum mortgage
amount), pull your credit report with your permission, and tell you
our recommendation for which type of mortgage you should apply for.
That Loan Officer may also run a RENT VS OWN computer program and/or
a DEBT RESTRUCTURING computer program and mail or fax them to you.
After reviewing your credit and circumstances, the Loan Officer will
then have you pre-approved without you spending a dime! Then, when
you are ready to proceed, the Loan Officer will take the mortgage
application over the phone and we still DO NOT have an Application
fee! We will have you write out a check directly to your local appraiser
(typically $275 for a single family property) and write out a check
for either a TRI-MERGE or THIRD-PARTY FACTUAL credit report (typically
$55) that goes to the Mortgage Underwriter. We have you write those
checks out directly to those providers of service so that you (and
all borrowers) know that Agape Mortgage is not "padding" those
bills like other mortgage companies do. We do not want you wasting
your money ($500 Application Fee) at other companies -- only to hear
